Most renovators keep their pricing behind a consultation. We'd rather show you where our projects start and what moves the number, so you can decide whether we're the right fit before we ever meet. Your own price comes out of the design phase, built from your exact scope and finishes. It goes in writing before anything starts.

Where projects start

Starting points, not quotes.

Think of these as the floor for each type of project: where the number begins, and where most of ours actually land. Your precise figure is built during design, not guessed over the phone.

These starting numbers cover the finished room: full demolition, the build, and the everyday-quality finishes most of our clients choose. Step up to custom cabinetry, natural stone, or designer tile and the number moves with it. You'll see exactly what each choice adds while we're still in design, not after.

Kitchens and baths are most of what we do. We also take on a select few built-ins, additions, and custom decks each year for people who specifically want our process. Those start with a design agreement, like everything else we build.

What actually drives the price

The number depends on what's behind the wall.

Two kitchens the same size can price thousands apart. These are the usual reasons, and every one of them gets talked through and priced before you sign.

  • Moving fixtures. A few feet along the same wall is built into the starting price. Moving a sink or toilet to a new wall means new rough plumbing, and the number rises with it.
  • Opening or removing walls. A load-bearing wall needs a beam, an engineer's sign-off, and the labor to carry the load another way.
  • Electrical & panel work. New circuits, heated floors, or retiring old knob-and-tube wiring all add scope, and the price follows it.
  • Finishes. Custom cabinetry, natural stone, and designer tile move the range, and you'll choose them with the prices in front of you.
  • What we find when we open it up. Rot, failed pipes, and worn-out wiring turn up in older homes more often than anyone would like. How we handle that is covered just below.

We'll tell you when a wall isn't worth moving.

If a change is worth making, we'll price it. If it means tearing the house apart for a few inches of payoff, we'll say so, and we'll show you the simpler way to get most of the same look.

If your home is older

A word of advice we give every owner of an older home.

Older homes hide their problems behind the walls. We'd rather talk about that now than surprise you later.

We'll talk through a sensible cushion up front, so if something turns up behind a wall, you're ready for it.

For older homes, especially anything built before 1960, we usually suggest planning a 10 to 15 percent cushion alongside your project budget.

Here's how it works. If we open a wall and find something, you see it the same day, with photos and a price, not a mystery line on an invoice. The common older-home fixes are priced into your contract before demo starts, so most surprises are already decided and the job keeps moving.

Anything bigger gets a written price from Karl, ready to approve right from your phone. Often the cushion goes unspent. But it's there if the house needs it.

What's included, what's not

No fine print, no vague line items.

Every proposal we write spells the whole job out in plain language. This is the shape of one, so you know what to expect before you ever ask.

  • In every project. Design and layout, demolition, the full build, coordination and scheduling, dust protection and daily cleanup, and a final walkthrough, all under one fixed price for the scope we agree on.
  • Selections, guided and locked first. We walk you through tile, fixtures, cabinets, and finishes during design and lock them in before we start, so the price you sign is built on the materials you actually chose.
  • Called out clearly. Cabinets, countertops, and specialty materials are either priced in or set as an allowance you control, never a vague lump.
  • Not included unless we list it. Permits (when required), structural engineering, and work outside the room's scope are flagged and priced separately, never buried.

Small projects · for past clients

Client Care.

Client Care is a reserved service for our past clients and their neighbors: a repair, a short punch list, a day of careful carpentry from someone already trusted in the house. We keep a small calendar for it alongside the renovation work, at the rates below. If we've built for you before, this is yours to use.

Minimum Service Visit

one craftsman, up to 90 minutes

One focused fix, or a careful look at something that's been bothering you. This is the smallest visit we make.

Half Day
$550
one craftsman, up to four hours

A short list knocked out in one trip: a few repairs, some small carpentry, or punch-list items.

Craftsman Day
$995
one craftsman, a full day

Your whole list, worked in priority order. The most we get done in a single visit, and the best value of the three.

Materials are billed separately, at cost plus a small handling fee. A longer list can book more than one day; just ask. When the work becomes a true renovation, gutting a room or moving plumbing, it's priced as a project instead, starting at the minimums above.
