POWDER ROOM REMODELING · MONTGOMERY COUNTY, PA

Powder room remodeling in Montgomery County, PA

The powder room you're only doing once.

A powder room is a half bath: a toilet and a sink. We remodel them from $12,000 for the finished room in its existing layout. There is no design fee: a powder room goes from a walkthrough straight to a written proposal.

What a powder room with us includes

From $12,000 for the finished room in its existing layout.

That is the finished room, not a shell, with the toilet and the sink where they are today. Read it as a starting point: your own number comes after the walkthrough, and it goes in writing before anything starts.

  • A new floor, a new vanity and faucet, and a new toilet. Each one is written into the proposal before we start.
  • New lighting, an exhaust fan and paint. We vent the fan to the outside, not into the attic or the ceiling space.
  • Demolition, dust protection and daily cleanup. A zipped containment wall and an air scrubber, so the rest of the house stays livable.
  • A written log every day. What got done, what is next, with photos.
  • A two-year workmanship warranty. The same warranty as on our kitchens and baths.

What moves the number.

Moving the toilet or the sink to a new wall means new rough plumbing. Tile on the walls, a custom vanity or a stone top move the number too. So does an old floor or drain that has to be rebuilt once it is open, or wiring that has to be brought up to date.

Adding a powder room where there is none today is a bigger job, with new drain, vent and supply runs. We price that one after a walkthrough.

Every one of these gets talked through and priced before you sign, and you decide with the numbers in front of you.

How it goes

A walkthrough. Then the proposal. Then we build.

Kitchens, full baths and finished basements start with the $750 design phase. A powder room does not.

1

Send a few photos

The room from the door, the floor and the ceiling. Text them to 267-633-8527 or send them with the form, and tell us what you want and roughly what you have in mind to spend.

2

The walkthrough

We measure the room and look at the drain, the vent and the wiring. You come away knowing roughly where your number lands. If we are not the right fit, we will say so.

3

The proposal

The whole job on paper, what is included and what is not, and the number. Permits, when the work needs them, are flagged and priced separately in the proposal.

4

The build

The room is sealed, the house stays clean, and you get a written log every single day until the final walkthrough.

If your home is older

A word of advice for an older home.

In an older home, some of what moves the number cannot be seen until the room is open. We suggest holding a 10 to 15 percent cushion for what turns up behind the walls. Often it goes unspent.

A change during the build gets its cost in writing the same day, before the work happens.

Questions we get on the first call

Powder room remodeling, answered plainly.

How much does a powder room or half bath remodel cost in Montgomery County, PA?

Powder rooms start at $12,000. That covers the finished room in its existing layout: a new floor, a new vanity and faucet, a new toilet, new lighting and an exhaust fan, and paint. Moving the toilet or the sink to a new wall moves the number up. A full bath starts at $20,000: see bathroom remodeling and what a bathroom remodel costs.

Can we live in the house during the powder room remodel?

Yes. The powder room is out of use until it is done, and the rest of the house stays livable. The work area is sealed off with a zipped containment wall, we run an air scrubber, and the site is cleaned at the end of every day.

Can a powder room be added under the stairs or in a closet?

Sometimes. It depends on reaching a drain and a vent from that spot. We check both and tell you at the walkthrough.

Does the exhaust fan need to vent outside?

Yes, that is how we build it. The fan vents to the outside, not into the attic or the ceiling space.

What choices matter most in a small powder room?

Two do the most. A wall-hung or small-depth vanity leaves more open floor, and a pocket door takes the door swing out of the room. We go over both at the walkthrough.

If the numbers line up, let's talk about your powder room.

Send us a few details and Karl will get back to you, usually the same day. The first conversation costs nothing, and you'll come away knowing roughly where your numbers land and whether we're the right fit.
