Finished basements in Montgomery County, PA

The basement you're only doing once.

One team designs the basement, prices it from your selections and builds it. Finished basements start at $40,000 for a basic 600 to 800 square foot finish.

What a finished basement with us includes

From $40,000 for a basic 600 to 800 square foot finish.

That is framed and insulated walls, drywall, recessed lighting, LVP floor, paint and trim, roughly $55 to $75 a square foot. Most land between $45,000 and $80,000. Read it as a starting point: your own number is built during design and goes in writing before anything starts.

  • Framed and insulated walls, and drywall. Hung, taped and finished.
  • Recessed lighting, an LVP (vinyl plank) floor, paint and trim. Chosen with you, with the prices in front of you, before we start.
  • Dust protection and daily cleanup. A zipped containment wall and an air scrubber, so the rest of the house stays livable.
  • Priced from your selections, in writing, before we start. Every selection is locked first, so there are no allowances to true up later.
  • A written log every day, with photos, and a two-year workmanship warranty. On every project.

What moves the number.

A bathroom, a wet bar or an egress window adds. A ceiling full of ducts and beams means more to box in. An electrical panel with no room for new circuits, moisture that has to be solved first, and stairs that need work move the number too.

Every one of these gets talked through and priced during design, and you decide with the numbers in front of you.

How it goes

The design comes first. Then one price. Then we build.

A finished basement runs through the same design phase as our kitchens and baths.

1

The first conversation

A call with us. You tell us what you want and roughly what you have in mind to spend. If we are not the right fit, we will say so.

2

Design, $750 flat

We measure the basement and lock the layout with you at the house. You get a layout drawing, a 3D rendering and a complete selection list. The $750 is credited back when you build with us.

3

Selections, in person

Flooring, lighting, doors and trim, chosen together, with prices next to every choice.

4

The proposal

Every proposal we write runs long on purpose: the whole job on paper, what is included and what is not, and the number. Nothing starts until you have it.

5

The build

We build it. The work area is sealed, the house stays clean, and you get a written log every single day until the final walkthrough.

The beam and the posts

Look at the posts before they get boxed in.

Finishing a basement closes in the posts under the main beam. Many telescoping jack posts are sold as temporary support.

The time to replace one is while the basement is still open. A new steel column on a new footer starts at $2,500, and we fabricate and set our own steel.

Questions we get on the first call

Finished basements, answered plainly.

What does it cost per square foot to finish a basement in Montgomery County, PA?

Roughly $55 to $75 a square foot. Finished basements start at $40,000 for a basic 600 to 800 square foot finish, and most land between $45,000 and $80,000. A bathroom, a wet bar or an egress window adds. Every starting price we publish is on the remodel cost page.

Is it worth finishing a basement with a low ceiling?

It depends on the height. The residential code Pennsylvania enforces calls for a ceiling of at least 7 feet in a finished living space, and lets beams and ducts come down to 6 feet 4 inches. Under that, your township's code office decides. Measure to the joists and to the lowest duct before the first call.

Does a basement have to be dry before you finish it?

Yes. A finished wall hides water and holds it in. So the walls and the slab get checked for stains and white mineral deposits, along with any sump pit and the downspouts. Moisture that has to be solved first is priced during design, before anything is framed.

Can you put a bathroom in a basement?

Yes. When the house drain leaves above the basement floor, an upflush system that pumps up to the drain line is how it is done, and that adds to the price. The bathroom is designed and priced with the basement, the same way as our bathroom remodels.

Do I need a permit to finish a basement in Pennsylvania?

Your township or borough's code office decides. The residential code Pennsylvania enforces calls for an emergency escape opening, such as an egress window, in every basement bedroom. Permits, when the work needs them, are flagged and priced separately in the proposal, never buried.
