The kitchen you're only doing once.
For Glenside, Wyndmoor, Oreland, Fort Washington, Ambler, Blue Bell and the rest of Montgomery County. We design the room in full, lock every selection with you, and price it from what you chose. Then Santos builds it.
That is the finished room, not a shell. Read it as a starting point: your own number is built during design from your exact layout and finishes, and it goes in writing before anything starts.
Moving a sink or range to a new wall means new rough plumbing. Opening a load-bearing wall means a beam and the work to carry the load another way. Custom cabinetry, natural stone and designer tile move the range too.
None of it is a surprise. Every one of these gets talked through and priced during design, and you decide with the numbers in front of you.
Most kitchen remodels go wrong before the first cabinet is ordered, in the part nobody wrote down. So we write all of it down first.
A call with Karl. You tell us what you want and roughly what you have in mind to spend. If we are not the right fit, we will say so.
Santos measures the room and locks the layout with you at the house. You get a layout drawing, a 3D rendering, cabinet elevations, and a complete selection list. The $750 is credited back when you build with us.
Cabinets, counters, tile, fixtures and hardware, chosen together at a kitchen and bath showroom in Souderton, with prices next to every choice.
Every proposal Karl writes runs long on purpose: the whole job on paper, what is included and what is not, and one number. Nothing starts until you have it.
Santos builds it. The room is sealed, the house stays clean, and you get a written log every single day until the final walkthrough.
Most of our projects are in Montgomery County. As a rule, if you are within about 40 minutes of Abington, we can get to you.

Our kitchens start at $35,000, and most land between $40,000 and $75,000. That covers the finished room: demolition, cabinetry, countertops, tile, lighting, plumbing and electrical work, dust protection and daily cleanup. Moving walls, custom cabinetry, natural stone and designer tile move the number up, and you see what each choice adds while you are still in design.
We design it. The design phase is $750 flat, credited back when you build with us. You get a layout drawing, a 3D rendering, cabinet elevations, a complete selection list, and a proposal priced from those selections. If you already have a designer's plan, we can price and build from it.
The price is set before demo starts, because every selection is chosen and priced during design. If you change something mid-build, Karl puts the cost of the change in writing the same day, before the work happens. In older homes we suggest holding a 10 to 15 percent cushion for what turns up behind the walls; often it goes unspent.
Yes, and it is the fastest way to keep the number down. A sink or range that stays on the same wall is built into the starting price. Moving plumbing to a new wall, or opening a load-bearing wall, adds scope and we price it before you sign.
Permits, when the work needs them, are flagged and priced separately in the proposal, never buried. Our electrical work is inspected.
Most of our clients do. The work area is sealed off with a zipped containment wall, we run an air scrubber, and the site is cleaned at the end of every day. You get a written log every day the crew is there, so you always know what happened and what is next.
Send us a few details and Karl will get back to you, usually the same day. The first conversation costs nothing, and you'll come away knowing roughly where your numbers land and whether we're the right fit.
